Updates

August 7th

Siding/Flashing work will be wrapped up tomorrow with shutters finishing up by mid week.

We are planning to start the screen replacement process on Thurs. (8/10/23) with notices getting posted with instructions and locations.

We will start the painting portion of the project on Mon., Aug. 21st, weather permitting. Please make sure all personal items are moved off of decks to prevent damage during the painting project. If items are left on the deck we will NOT take responsibility for damages caused as a result.

Gutters and downspouts will be replaced after painting is completed.

July 31st

Z flashing and siding repairs are going well.  Our crew is moving through the project ahead of schedule.
Buildings 8 and 9 should wrap up today with building 6 starting tomorrow. 
We will continue to post notices 1 day in advance of starting work on that building.  
Note-gutter/downspout and painting will be completed at a later date, however notice will be provided on that as well once the date approaches.

Timing

We are planning to start the above work on Monday, July 31st, weather permitting. We will be doing the z flashing work and siding work as well as the shutters. The painting and gutters/downspouts will be scheduled after this work is completed.

Attached is a TENTATIVE schedule as well as a building order map. Note, this is difficult to estimate how long each building will take as they all vary in terms of scope, design, etc. and it will depend on how easy the siding comes off, etc. near the flashing locations. We're hoping to get 2 buildings done per week, weather permitting. We will see how the first one or two go and can adjust the schedule as needed. Homeowners should be made aware of this and asked to be flexible if we start early or late, etc.

I've also attached a notice to share with residents on what to expect and preparations to be made.

Working hours are Monday - Saturday 7:00am - dusk.

What To Expect

There will be disruptions and required accommodations to be made by residents.  We appreciate your patience throughout the project and your understanding as we work through repairs. 

As with any large construction project, some issues are anticipated. Please report them to us as soon as possible so we can address accordingly. 

What To Expect


Vehicles

Our main location for the debris trailers and Equipters is next to the garage door. This will limit access to/from the garage while crews are working. We can help you in and out, but the best option for protecting your car (if you need it during the day) is to park on the street or adjacent parking lot before we start work for the day. We work hard to keep the site clean but can’t do a thorough sweep for nails during the workday. Protect your tires!

VERY IMPORTANT: Have your vehicles off the driveway and moved away from your garage by 7:00 A.M. on the day(s) listed above to prevent damage to vehicles.


Home Interior

  • Check, and/or remove paintings, antiques, photos, mirrors, etc. from walls, as these may incur damage if they fall due to the walls vibrating during work. 
  • While we are working on your home, please close your window coverings during the day. This will help avoid any accidental embarrassments as the workers go up and down ladders to complete the work.


Landscaping

If there are any special or delicate plant or shrubs, please notify us of them before the job starts and we will protect them as best as possible.


Clean Up

One of the most important aspects of a project is keeping your home clean during the job. Here is how we strive to do this every day...

  • Clean your site during the day and at the end of the day.
  • Clean your lawn and site with our magnetic “nail-finder” to reduce chance of any nails being left in your lawn.
  • Keep our tools and materials neatly organized and out of the way.


Conditions Beyond Our Control

Please be aware that despite our best efforts the following may occur during improvement projects, and are not the responsibility of the contractor:

  • Existing structural problems: Such as loose or cracked plaster and drywall, sagging rafters, nail-pops, bowed walls, previously rotted or damaged materials, etc.
  • Scheduling difficulties: We do our best to stay on schedule, but mother nature and other emergencies can lead to delays. We will do our best to limit delays. The entire roof replacement project is expected to take approx. 5 days to complete.


Help Us Help You

Please have patios and privacy walls (if your building is slated for new siding in the rear of your building) clear of all personal items and allow proper working space for crew. Please have exterior power source available for crews during work on your building. 

Note

Not all buildings or elevations were approved for replacements under the claim. Only select buildings will receive new siding/flashing and/or shutters and only on select locations. This project is expected to take approximately 3 days per building. However, that may need to be adjusted.
