This evening, buildings 13 and 14 should be finished. That leaves one more building!

Building 15 will be loaded and started tomorrow.


09/26

Building 12 is complete!

Building 11 is 80% complete.

Buildings 13 and 14 are roof loaded and tear off has begun.


09/24

Buildings 11 and 12 are roof loaded and tear off is in progress. 

We will load and start 13 and 14 on Monday, 09/26 - on schedule!


09/23

Due to rain forecast buildings 11 and 12 will not begin today. Buildings 13 and 14 that are posted for Monday will most likely be pushed to Tuesday. Buildings 13 and 14 have had materials dropped off. 


09/21

Buildings 11 and 12 are posted to start Friday, 09/23. 

Buildings 13 and 14 have been posted for material to be dropped off on Friday, 09/23.

Buildings 7 and 8 are complete and have been swept for residual nails! 

Buildings 9 and 10 will be finished tomorrow!


09/20

Apologies for the inconvenience of the page not being updated. Due to an earlier email, I was made aware the page had not been updated for some time. We have resolved the issue and have the following updates. 

Buildings 9 and 10 have had material dropped and posted to start Wednesday, 09/21. 

Buildings 11 and 12 have been posted for material to be dropped off on Wednesday, 09/21. The material will be dropped in the driveways of units 406 and 326.

Buildings 7 and 8 are 70% complete! This project is looking good and on schedule!


09/15

Buildings 1, 2, and 3 are complete! Building 4 is 75% done!

Buildings 5 and 6 will be roof loaded and begin work on Friday. This will put us back on schedule!


Project:

We will be beginning work on your association beginning on September 12th, 2022. The scope of work includes complete roof replacement and gutter replacement of existing gutters. Each building will take approximately 2 days to complete weather permitting. Please ensure all vehicles are out of your garages as access to garages and driveways will be unavailable during the build. Material will be dropped prior to your unit being completed and boomed the day of the build. Site will be organized at the completion of each day with a final walk through of nails etc to be performed once building is complete.


We will have 2 crews beginning at buildings 1 and 2, see uploaded site map, and move to 3 and 4 and so on. Every unit will be posted the day prior to starting to ensure proper notice is given. Also please see uploaded “What to Expect” document at the bottom of this page to ensure you are aware of the working conditions.

Here is our tentative drop and boom schedule for the property:

09/12 – Drop 1-4 – Lift up 1-2
09/14 – Drop 5-6 – Lift up 3-4
09/16 – Drop 7-8 – Lift up 5-6
09/19 – Drop 9-10 – Lift up 7-8
09/21 – Drop 11-12 – Lift up 9-10
09/23 – Drop 13-14 – Lift up 11-12
09/26 – Drop 15 – Lift up 13-14
09/28 – Lift up only bldg. 15 (75 SQ)

If you need accommodations for accessibility to your unit, please notify your management company to coordinate with us to take necessary steps.



Gutters

If you do not have gutters and would like them installed please email derek.m@capitalmn.com with your unit number and the location you wish to have the gutters and downspouts installed. 

Pricing is set by the insurance carrier and homeowner is responsible for the cost of added gutters.

Satellite Dishes

All Satellite dishes will be removed and discarded unless you notify us to re-mount the dish. Homeowner is responsible for contacting their provider to calibrate the signal once the dish is re-mounted. 

NOTE: IF WE ARE NOT NOTIFIED AND DISCARD AN IN-USE DISH, IT IS YOUR RESPONSIBILITY TO CONTACT YOUR PROVIDER FOR A NEW ONE

Dump Trailers

These are for construction debris only. Any garbage not classified as construction debris will be left on the grass for the HOA to discard of. We get charged for any non-construction related debris that is dumped. Please be courteous to this as we do not want to have trash left on the grass.

Leftover Material

As the project progresses leftover material will be left at the end of your driveway for a moment. Please understand as we go, we will have the material picked up by our supplier or moved to another building. If this impedes your ability to have access to your unit, please advise myself or my onsite foreman Luke to facilitate.

Additional Information

There will be disruptions and required accommodations to be made by residents. We appreciate your patience throughout the project and your understanding as we work through repairs.

As with any large construction project, some issues are anticipated. Please report them to us as soon as possible so we can address accordingly.

Derek Muelken will be your project manager and project lead. James and Dusty will be the carpenters on site performing the work.
